Second Storey Additions

Service overview

Add the space your family needs without giving up the block, the garden or the street you already live on. RGB Building delivers second storey additions across Sydney's Northern Beaches and North Shore, with Richard on site as both lead builder and site manager from the first day to handover. Every RGB project runs the same five stages, from first consultation through to handover.

‍

Adding a level that looks like it was always there

A second storey done well doesn't read as an addition. The proportions sit right from the street, the stair lands where it should, and the new level connects to the original home rather than sitting on top of it. Getting there takes planning: where the stair goes, how the services run, how the roofline resolves, and what the existing structure can actually carry.

That last part comes first. Before anything else, we assess the existing footings, walls and framing to work out what the home will take and what needs strengthening. It's the difference between a realistic price and a number that changes once work starts.

At Tasman St in Dee Why, we delivered a detailed alteration and addition across three levels on the headland, combining off-form concrete, brick, stone and timber construction with large spans of glazing built to capture the north-facing ocean outlook. The finished home sold for $8.25 million in March 2024.

‍

Managing the exposed stage

Adding a level means opening the roof. For a period of the build, the home is exposed to weather, and how that stage is planned and staged is what separates a smooth project from a damaged one.

We sequence the works so the exposed period is as short as practical, protect what's below, and watch the forecast rather than the calendar. You'll know before it starts how long that stage runs and what the plan is if the weather turns.

‍

One point of contact, start to finish

RGB purposely takes on a focused number of projects at any one time. That's a deliberate choice, and it keeps Richard hands-on across every build as both the lead builder and the on-site manager. On a second storey addition, where structural decisions come up on site and timing matters, you deal directly with the person running your project rather than waiting on someone who wasn't there.

If something unexpected comes up, you'll hear about it the same day, along with a clear recommendation and what it means for cost and program.

Working with architects and designers

We are used to working as part of a wider team. For architects and designers, that means a builder who reads drawings properly, raises buildability and coordination issues early while there is still time to adjust, and protects the design intent through to completion. On an added level, that includes flagging early what the existing structure will carry, so the design is grounded in what the home can actually take.

‍

Our Process

01 Consultation & Brief
We start by understanding the vision, the site and the way you want to live. If you already have an architect or designer, we work with them. If not, we can point you to trusted partners.

02 Design Coordination & Approvals
We coordinate design input for buildability and cost, and manage the approvals process so the project is properly prepared before work begins.

03 Planning & Transparent Quoting
Detailed, honest pricing with a realistic program. Scope, staging and trades are all confirmed before work begins.

04 Construction & Project Management
Hands-on site management and a trusted network of trades. Quality control and regular, clear communication run through the whole build.

05 Completion & Handover
Every detail is checked and every finish reviewed before we hand over a home that is ready to live in, with guidance and support at completion.
